ALAMO SQUARE RENOVATION, located on the block bound by Scott Street, Fulton Street, Hayes Street, and Steiner Street in the Alamo Square Landmark District, Assessor’s Block 0799, Lot 001. Request for Review and Comment by the Architectural Review Committee regarding the proposal to renovate the existing restroom building; construct a single-stall ADA-accessible restroom near the playground; replace the irrigation system; and, replace landscape plantings. Currently, the project is undergoing environmental review per the California Environmental Quality Act (CEQA) and it will require Certificate of Appropriateness approval by the Historic Preservation Commission and Civic Design approval by the Arts Commission in the future. The site is located within a Public Zoning District and an Open Space Height and Bulk District.
PRESENTER(S): Mary Hobson, Project Manager from Department of Recreation and Parks - presented a preliminary concept design for the comprehensive irrigation replacement and landscape renovation; Jill Manton, Director of Policy and Planning of the Arts Commission - shared recommendations of the Arts Commission, points of agreement/disagreement on Staff recommendations, and urged the ARC to take the Historic Consultant recommendations of the Civic Design Committee.

COMMISSIONER COMMENTS:
Commissioner Pearlman:
· Did not agree that the door needed to be a darker color; and
· Not having the horizontal bands is more sensible.
Commissioner Hyland:
· Did not object to the horizontal bands and darker color of the door to the janitor’s closet;
· Expressed his concern regarding the door on the north side not having any protection and may result in uneven weathering;
· Preferred painting which would not require maintenance.
Commissioner Pearlman:
· Suggested powder coating the metal work would result in an almost maintenance free solution;
· Pulling the janitor door slightly behind the wall plane would make the door appear recessed;
· Suggested sandblasting the base and the cap bands would create the texture that would help it read as different planes.
Commissioner Hasz:
· Agreed on getting the top and bottom bands sandblasted ;
· Agreed on a darker gate and powder coating;
· Preferred the door panel be of a darker color.
