ZONING ADMINISTRATOR
NOTICE OF HEARING ON
APPLICATION FOR ZONING VARIANCE
Notice is hereby given to the general public and to owners of the subject property and other property within 300 feet that an application for variance under the Planning Code as
described below has been filed with the Zoning Administrator and will be considered at a PUBLIC HEARING to be held on Tuesday, September 23, 2008, 1650 Mission Street – Room 431, San Francisco, CA 94103.
9:00 A.M.
Parking Variance: The project proposes to convert the existing furniture retail store and office use into Profession and Financial Services uses offering neighborhood serving community based asset development, financial education and family support services. Façade and interior alterations are proposed. No expansion to the building's existing foot print is proposed.
Section 150 of the Planning Code states that for any structure or use lawfully existing on such effective date, off-street parking and loading spaces need be provided only in the case of a major addition to such structure or use, and only in the quantity required for the major addition itself. Any lawful deficiency in off-street parking or loading spaces existing on such effective date may be carried forward for the structure or use, apart from such major addition.
Section 151 of the Planning Code states that the number of required off-street parking spaces for an Other business office uses shall be 1 for every 500 square feet where the total occupied floor area exceeds 5, 000 square feet.
In this case the subject property, which has retail, and office floor spaces, has a legal parking deficiency of 20 off-street parking spaces. The proposed change in use will require a total of 32 off-street parking spaces. Therefore, the off-street parking required for the subject building is 12 off-street spaces. None are proposed.
