Notice is hereby given to the general public and to owners of the subject property and other property within 300 feet that an application for variance under the City Planning Code as described below has been filed with the Zoning Administrator.

Accessible Meeting Policy
Hearings are held at City Hall, 1 Dr. Carlton B. Goodlett Place, Room 408, Fourth Floor, San Francisco, CA. The closest accessible BART Station is the Civic Center Station located at the intersection of Market, Hyde and Grove Streets. Accessible curb side parking has been designated at points along McAllister Street. Accessible MUNI Lines serving City Hall are the 42 Downtown Loop, 9 San Bruno and 71 Haight/Noriega and the F Line. Accessible MUNI Metro Lines are the J, K, L, M, and N. For more information regarding MUNI accessible services, call (415) 923-6142. Cell Phone and/or Sound-Producing Electronic Devices Usage at Hearings
Effective January 21, 2001, the Board of Supervisors amended the Sunshine Ordinance by adding the following provision: The ringing of and use of cell phones, pagers and similar sound-producing electronic devices are prohibited at this meeting. Please be advised that the Chair may order the removal from the meeting room of any person(s) responsible for the ringing or use of a cell phone, pager, or other similar sound-producing electronic devices.

described below has been filed with the Zoning Administrator and will be considered at a PUBLIC HEARING to be held on Wednesday, October 2, 2002 at the Planning Department, 1660 Mission Street, 5th Floor, Room 505 as follows:

(SCOTT SANCHEZ)
1. 2002.0777V: 1238 MASONIC AVENUE, east side between Haight and Waller Streets; Lot: 023 in Assessor's Block: 1243; within an RH-3 (Residential, House, Three-Family) Zoning District and a 40-X Height and Bulk District, and listed on the Planning Department’s 1976 Architectural Survey. Lot size: 25 feet wide by 125 feet deep (3,125 square feet).
REAR YARD VARIANCE SOUGHT: The proposal is to demolish the existing two-level exterior staircase at the rear of the building and construct a deck at the northeast corner of the building, not extending further into the rear yard than the existing structure (approximately 7 foot 6 inches high, and set back 3 feet from the north side property line). Additional work not subject to a variance includes the addition of a 3-foot high deck extending from the rear of the subject building to within 37 feet of the rear property line (set back 3 feet from the north property line and 0 feet from the south property line) and a 3-foot horizontal expansion of the subject building at the center of the second story (from rear elevation).
Section 134 of the Planning Code requires that the minimum rear yard depth shall be equal to 45 percent of the total depth of the lot on which the building is situated, or the average of adjacent buildings, but in no case less than 25 percent or 15 feet (whichever is greater). The proposed 7 foot 6 inch high deck would extend to within 48 feet of the rear property line (no farther than the existing building), where the Planning Code requires a rear yard of 56 feet 3 inches.

2. 2002.0692V: 126 GRANVILLE WAY: east side between Vasquez Ave. and Ulloa St.; Lot 008 in Assessor's Block 2975 in an RH-1(D) (House, One-Family (Detached Dwelling)) District and 40-X Height and Bulk District.
FRONT SETBACK VARIANCE SOUGHT: A request to construct a 13 foot deep and 19 foot wide two-car garage and reconfigured front porch/entry stairs in the front setback of the existing single- family dwelling.
Section 132 of the Planning Code requires a minimum front setback of approximately 15 feet for the subject property, measured from the front property line. The proposed garage would extend to within approximately 7 feet of the front property line and encroach into the required front setback.

3. 2002.0784V: 1998 8TH AVENUE, east side of the street between Pacheco Street and Linares Avenue; Lot 033 in Assessor's Block 2817 in an RH1(D) [Residential, House, OneFamily (Detached)] District and a 40X Height and Bulk District.
REAR YARD VARIANCE SOUGHT: The proposal is to remove the existing ground floor deck with stairs to grade at the rear of the building and construct a first floor deck with an arbor overhang and spiral stairs to grade at the rear of the building. The new deck and stairs would be 12-feet in depth, 22-feet in width, and approximately 20'-6 in height above grade. The deck would have a stucco finish to match the existing building's finish and it would be partially enclosed underneath with a

Public Comment:
At this time, members of the public may address the Zoning Administrator on items of interest to the public that are within the subject matter jurisdiction of the Zoning Administrator except agenda items. With respect to agenda items, your opportunity to address the Zoning Administrator will be afforded when the item is reached in the meeting. Each member of the public may address the Zoning Administrator for up to three minutes.
The Zoning Administrator will not take action on any item not appearing on the posted agenda, including those items raised at public comment. In response to public comment, the Zoning Administrator may:
(1) respond to statements made or questions posed by members of the public; or
(2) request staff to report back on a matter at a subsequent meeting; or
