435 PACIFIC AVENUE, south side between Montgomery and Sansome Streets, Assessor's Block 175, Lot 28. A one-story garage building. The subject property is a "Potentially Compatible" building in the Jackson Square Historic District, is zoned C-2 (Community Business) District and is in a 65-A Height and Bulk District. Request for Architectural Review Committee review and comment on a proposal to (1) demolish the existing building and (2) construct a new office building.

ARC comments and recommendations:
 

? Proposed building does not seem to fit in - too tall for District.

? Not opposed to replacement with a new building that is compatible to District.

? Evoke rounded arch features.

? One member suggested coming up with a design scheme to keep existing building. Would like to see facade kept in place.

? Had concern regarding projected landscaping.

? How far are the windows recessed?

? Suggested that a lighter color be used between columns; remove one floor (only have three floors); add vertical windows; brick work is good; arches above windows.

? One member felt the proposed building will act as a screen; it's a good background building.

An informational presentation on the proposed rehabilitation and adaptive reuse of the building.

The subject property is designated Landmark No. 185, is zoned RM-3 (Mixed Residential-Medium Density) District and is in a 200E/320E Height and Bulk District. Request for a Certificate of Appropriateness to construct new luggage ramp, balustrade, canopy and restore arched window openings.

Review and Comment
 

10. (GALLAGHER)

COMPREHENSIVE STATEWIDE HISTORIC PRESERVATION PLAN FOR CALIFORNIA (STATE PLAN), the Office of Historic Preservation (OHP) has requested that the Certified Local Governments of California review the State Plan, the working plan of the OHP for the next five years to insure that it will be as responsive as possible to the concerns of historic preservation in California. The Office of Historic Preservation is inviting comments and suggestions regarding the draft of the revised Major Preservation Issues in California chapter. Landmarks Preservation Advisory Board review and comment on the draft chapter to solicit thoughts concerning the specific issues outlined in the chapter and other major issues that should be addressed in the State Plan.
