A six-story, 88-foot-tall Category V (Unrated) office and retail building in the Kearny-Market-Mason-Sutter Conservation District.? The proposal? is to demolish the existing building and construct a new 10-story, 130-foot tall building with approximately 6,800 square feet of retail space for the West Coast headquarters and retail store of the apparel company, Prada USA, 4,400 square feet of office space and one dwelling unit.? The primary fa?ade material would be stainless steel.?

??????????????????????? 185 POST STREET.? The project site is one block east of Union Square in downtown San Francisco, at the southeast corner of Post Street and Grant Avenue.? Assessor's Block 310, Lot 18.? The 3,600 square foot project site, situated within the Kearny-Market-Mason-Sutter Conservation District, is occupied by a vacant six-story-plus-basement structure that consists of approximately 15,400 square feet of retail space and 10,800 square feet of office space.? The proposed project would consist of demolition of the existing 26,200 square-foot building and construction of a new ten-story-plus-basement, 130-foot tall building that would serve as the West Coast headquarters and retail store of the apparel company Prada USA.? The new structure would contain approximately 39,300 square feet with part of the basement serving as storage and mechanical equipment space, display space and a reception area on the ground floor, retail space on the second through fifth levels, open space on the sixth level, showroom space on the sixth and seventh levels, office space on the eighth and ninth levels, and a private residential space on the top floor.? In total, the project would provide approximately 4,400 square feet of office space, 6,800 square feet of retail space, 1,500 square feet of showroom space, 1,700 square feet of residential space, 2,250 square feet of open space, and 22,650 square feet of storage and other space.? The proposed structure would be 42 feet taller than the 88-foot tall structure currently on the project site.? The site is within the C-3-R (Downtown Retail) District and is in an 80-130-F Height and Bulk District.? The Landmarks Board will receive public testimony and discuss the EIR in order to frame their written comments on the Draft EIR.? Landmarks Preservation Advisory Board review and comment on the adequacy of the Draft Environmental Impact Report (DEIR), pursuant to the California Environmental Quality Act (CEQA).?

Individually designated Landmark No. 113, also rated a Category II Building under Article 11.? A two-story, concrete and steel stock exchange building built in 1923.? The subject property is in the C-3-0 (Downtown Office) District, and is in a 250-S Height and Bulk District.? The proposal is to construct a 19-story, 250-foot tall office and retail building above, behind and behind the Mining Exchange Building.? Appendix B of Article 11 requires a minimum 60-foot setback for any addition to the Mining Exchange Building that would be visible when viewing the principal facades.? A portion of the proposed project would be set back 30 feet from Bush Street.

The proposed project would construct a 250-foot-high, 400,000 square feet office building that would be 19 stories tall (plus a mechanical penthouse) and would incorporate the historical San Francisco Mining Exchange Building, (San Francisco Landmark No. 113).? The proposed office tower would be set back from the Bush Street fa?ade of the Mining Exchange Building.? The new building would be located in the approximate middle third of Assessor's Block 269, Lots 2, 2a, 3, 22, 24, 25, 26, and would have frontages on both Bush and Pine Streets.? The cross streets are Kearny and Montgomery.? The project as proposed would contain 360,000 square feet of office use, 7,270 square feet of retail use and 32,730 square feet of parking as 100 subsurface parking spaces.? Four existing buildings (465-469 Pine, 451-453 Pine, 447 Pine, and 441-443 Pine) would be demolished.? The project site is located in the Financial District of downtown San Francisco, is zoned C-3-0 (Downtown Office) District and a 250-S Height and Bulk District.? The Landmarks Board will receive public testimony and discuss the EIR in order to frame their written comments on the Draft EIR.? Landmarks Preservation Advisory Board review and comment on the final language for placing a commemorative plaque on the old Emporium building as required per Planning Commission Motion No. 15949 (Case No. 1998.090B).? Condition of Approval No. 4C required: (1) the Project Sponsor to erect a plaque in a prominent location along Market Street describing the history of the Emporium Building, its uses, its architect, and its architecture; (2) the plaque to be prominent and easily read by visitors to the Project; and (3) the final language and appearance of the plaque to be coordinated by the Landmarks Preservation Advisory Board.? The Project Sponsor will also give an informational presentation on the current status of the proposed Bloomingdale's department store design.
