        300 BRANNAN / 598 2ND STREET, northwest corner of 2nd and Brannan Street, Block 3775, Lot 8. A contributory structure to the South End Historic District. This reinforced concrete warehouse structure was constructed in 1914. Besides being contributory to the South End Historic District, it has also been given a "C" rating by San Francisco Architectural Heritage, and was included in the City's 1976 Architectural Survey. The property is within an SSO (Service / Secondary Office) District and a 50-X Height and Bulk District. Request for a Certificate of Appropriateness to install five antenna (each measuring about three-feet in length) 21-feet above the existing rooftop, setback from the building's walls by at least 45-feet.

                Preliminary Recommendation: Approval

        1401 HOWARD STREET, Landmark No. 120, St. Joseph's Church and Grounds, southwest corner of Howard Street and 10th Street, Block 3517, Lot 35. The St. Joseph congregation was founded in 1861 and the existing church structure was completed in 1914. Besides being a landmark, the church is also listed on the National Register of Historic Places, and was included in the City's 1976 architectural survey. The property is within an SLR (Service / Light Industrial / Residential) District, and a 50-X Height and Bulk District. Request for a Certificate of Appropriateness to remove the existing stained glass windows.

                Preliminary Recommendation: Approval

        2221 WEBSTER STREET, west side between Clay and Washington Streets. Assessor's Block 612, Lot 15. The subject property is a two-story building containing one dwelling unit. The Italianate-style building, constructed circa 1880 by Henry Hinkel, is contributory to the Webster Street Historic District, is in Here Today, and is included in the 1976 Architectural Survey. It is within an RH-2 (House, Two-Family) District and is in a 40-X Height and Bulk District. Request for a Certificate of Appropriateness to construct an addition on the rear of the building at the second floor and to modify windows on the rear facade.

        2155 JEFFERSON STREET, The Palace of Fine Arts, between Baker and Bay Streets and Palace Drive. Assessor's Block 916, Lot 2. The Palace of Fine Arts was designed by Bernard Maybeck for the 1915 Panama Pacific International Exposition. Its reconstruction was completed in 1967. The property is Landmark No. 88, is listed in Here Today, is included in the 1976 Architectural Survey, is eligible for listing on the National Register of Historic Places, and is within a P (Public) District, an OS Height and Bulk District. Request for a Certificate of Appropriateness to reroof the rotunda, changing the color to the original historic color, and to replace louvers.

        140 MAIDEN LANE, V.C. Morris Building, is on the north side of Maiden Lane between Stockton Street and Grant Avenue. Assessor's Block 309, Lot 19. The subject property is a brick clad, two-story; commercial building that was constructed ca. 1911 and altered by architect Frank Lloyd Wright in 1948-1949. The building is Landmark No. 72. It is zoned C-3-R (Downtown Retail) District and in an 80-130-F Height and Bulk District. Request for a Certificate of Appropriateness to legalize the installation of a security gate at the entrance, store signage and an push plate for disabled access.

      Preliminary Recommendation: Approval with conditions

            11. 2003.0365A (M. LUELLEN: 415/558-6478)

        1265 BATTERY STREET, Italian Swiss Colony Warehouse, Landmark No. 102, west side of street at Greenwich Street. Assessor's Block 84, Lot 8. Constructed in 1903, this three-story with a mezzanine warehouse is within a C-2 (Community Business) District and a 65-X Height and Bulk District. Request for a Certificate of Appropriateness to install new awnings on the ground floor windows at the building's northeast corner. New flat signs are proposed for the entry bays and the existing lighting will be removed and replaced.

                Preliminary Recommendation: Approval with conditions

        Action: It was moved by Member Samuels (seconded by Skrondal) to recommend approval of the Certificate of Appropriateness based on Staff recommendation and conditions. The vote was unanimous.
